The market is BUSY!  There is finally a little more inventory and people seem to be more motivated to make a move before the winter sets in. If you have been holding off for more inventory and less competition now could be the ideal time!

In Framingham there are 90 single family properties on the market with half of them priced between $300-$500k and an average market time of 49 days. We have 83 pending sales at 33 days on market and 58 sales in the last month with an average sales price of 28 days.

For Natick there are 78 homes currently on the market, 30 homes pending and 21 sold in the past month with an average sales price of $742k.

Ashland has 15 single families on for sale, 19 pending and 8 sold in the past month with an average sales price of $542k.

Marlborough has 31 for sale with an average list price of $436k, 32 pending sales and 20 sales with an average sales price of $483k.

Sudbury has 86 homes for sale, 22 pending and had 18 sales with an average list price of $843k in the past month.

They provide down payment assistance for 5% of the purchase price up to $15k.
